Protecting your property investment is crucial for long-term success. That's why we've crafted the Allegiance Universal Guarantee to protect Dunedin landlords from unexpected costs resulting from tenant issues.
If a tenant we've placed is found liable by Tenancy Tribunal for costs exceeding their four-week bond, we'll step in and cover an amount equivalent of up to four week's rent for any outstanding tenant debts stated on the sealed Tribunal order.
Our guarantee adds an extra layer of protection, complementing our systems and your property insurance. You'll get paid quickly after the Tribunal Order by us, rather than having to chase the debt for years.
Unlike a normal rent guarantee which only covers missed rent, the Allegiance Guarantee covers all of tenant debts to you (except for exemplary damages) and acts like an extra bond, on top of the tenant's four week bond provided by the Residential Tenancies Act. As our valued client, you don't need to do anything to activate the guarantee. If the tenancy runs into issues which can't be fixed, here are the steps we'll do to reimburse you under the guarantee quickly.
We'll assess the tenancy and seek a Tenancy Tribunal Order against the tenant at a court hearing
The Tribunal will issue a sealed order confirming the decision and costs
Once the 10 working day appeal period passes, you'll receive the guarantee payout to your trust account
You'll need to follow our recommendations around market value, tenant selection, presentation, maintenance, and risk management.
If you give us instructions which are in breach of the conditions, we'll follow these instructions, however we'll notify you that the guarantee would no longer apply.
The guarantee can't cover tenancies involving friends or family members of the landlord, or where Tribunal makes an order against the property owner for carrying out an unlawful act.
There is no excess. If part of the amount paid out by the guarantee is made up of rent arrears, the standard management fee will be charged on this amount as usual, but there are no other deductions from the payout.
