Management Fee
7.5% of rent collected + GST
Minimum fee of $37.5 + GST Weekly

Our fee schedule is designed to include all the services necessary to deliver an exceptional property management experience. Here's where we stand out:

No added maintenance fees
All financial statements included
We'll cover the time spent for Fast Track and Mediation services
If your property is vacant, we don't receive management fees

Our management fee of 7.5% + GST is for unfurnished properties. If your property is furnished, we charge an additional 1% + GST to cover the extra time spent. The management fee covers these services:

  • Regular communication and planning sessions with you
  • Daily monitoring, collection of rent to our trust account, and arrears management
  • Twice monthly payments to you with a detailed monthly statement
  • Year-End statements and access to our landlord portal
  • Handling tenant enquiries, education and resources, and 24/7 emergency coverage
  • Arranging and managing repairs and regular maintenance on your behalf
  • Assisting with project management for insurance claims
  • Resolving tenancy arrears and breaches with Fast Track and mediation - Application fees are initially charged to you, then recovered from the tenants after a successful claim
  • Completing rent reviews on a regular basis
  • Managing bond negotiations, cost estimates, and refunds

For the vast majority properties this is all you'll ever need. We can provide help for occasional tasks such as Tenancy Tribunal court hearings, attending body corporate meetings, or assisting with the sale of the property at our hourly rate of $90 + GST.

Inspection Fee
$60 Per Inspection + GST

All types of inspections are covered by our standard inspection fee:

  • A very detailed ingoing inspection and digital report with hundreds of photos, video walkthrough, and a detailed commissioning report
  • An initial inspection four weeks after the start of the tenancy with photos and video
  • Routine inspections four times per year at regular intervals with photos and video
  • 14 day breach re-inspections and abandonment inspections as needed, and where supported by the Residential Tenancies Act
  • Final inspections with a detailed photo-by-photo comparison with the ingoing inspection and full testing
New Tenancy Fee
$550 Per New Tenancy + GST

Our new tenancy fee covers:

  • Enrolment into our Allegiance Guarantee scheme for eligible properties
  • Organising advertising on TradeMe, and social media channels
  • A complimentary Facebook advertising campaign
  • Managing applicant enquiries, viewings, and negotiations
  • Providing our tenants with pre-departure feedback during viewings
  • Multi-bureau credit, background, and reference checks on each tenant
  • Drafting a comprehensive tenancy agreement
  • Ensuring our new tenants move in smoothly with our Warm Welcome service
  • Collecting and lodging the bond with Tenancy Services
  • Cleaning or minor maintenance jobs of up to 30 minutes between tenancies we manage
  • A comprehensive tenant induction supported with educational materials

Advertising on TradeMe with a premium listing creates maximum exposure. This currently costs $125 + GST.

Digital Marketing
$325 One-Time Cost + GST

The marketing investment is a one-time cost to prepare marketing materials for your property. These marketing materials can be used for each tenancy changeover going forward.

  • Engaging a professional photographer to take high quality photos
  • Our in-house videography service and video editing
  • Floor plan creation with a professional render
  • Creating a bespoke manual customised to the appliances at your property

We can also arrange extra services such virtual staging or additional marketing such as signboards if required.

Fixed Term Renewal
$150 Per Renewal + GST

The fixed term renewal fee covers the time spent negotiating with the tenants and administering a fixed term tenancy renewal when legislation permits. This is optional as fixed terms can roll over into periodic tenancies if not renewed, but we recommend using fixed term tenancies ending early in the year at peak times to reduce your vacancies and achieve a higher rent.

Compliance

To reduce risks for both of us, we will arrange annual smoke alarm testing, and an asbestos survey on your behalf if your property was built before 2000.

  • Annual smoke alarm testing costs $109 + GST per annum and is required to ensure smoke alarms comply with NZS 4514.
  • A one-off asbestos survey starts at $299 + GST. Worksafe requires property owners to identify asbestos if work is being carried out at the property.
