We offer a property investment support service to help investors who are short on time or live outside Dunedin with advice and logistical support to help you purchase within the city.
As an independent property manager, we can provide you with an independent and unbiased assessment of the property. We can assist you with the purchase of residential property listed with any sales agency including private sales.
Comprehensive Property Appraisal and Feedback
You'll receive a comprehensive review of the property, rental yields, and advice on the immediate area, neighbours and location. We review multiple databases, CoreLogic, and Council GIS.
We'll visit the open home, take photos or videos of the interior and exterior of the property, and give you our thoughts about the property along with feedback to improve the rental yield on the property.
We'll attend the pre-settlement walkthrough on your behalf to confirm that the condition of the property hasn't changed after unconditional. At this stage we'll also be able to help prepare your new investment property for renting.
As members of several local business and property associations, we can refer you to any professional services or trades if you need such as building inspections or solicitors.
Our investor support service is targeted towards buy-and-hold investors who are aiming to buy a Dunedin property investment for long term rental. We can visit properties down to Mosgiel in the south and up to Waitati in the north.
Our advice isn't suitable for property traders or developers who would need a different type of due diligence.
You should have a good indication of finance available before making offers, and ideally a pre-approved amount. Also be aware older Dunedin properties are harder to insure, so include an appropriate clause in your offers.
If you do need a mortgage broker or insurance broker, let us know and we'd be able to refer you to a local professional who understands the Dunedin property investment market.
At the time of writing, Dunedin offers better net yields than other New Zealand cities of a similar population size and economic diversity. Dunedin is a similar size to Tauranga with better yields and opportunities for purchases at a lower price point.
Dunedin properties are also less exposed to economic changes compared with smaller towns dominated by a single industry.
