Summer 2024 Update

The year is almost done. We'll be working throughout with reduced hours through the break period. Viewings for vacant rental properties will be continuing through and we'll continue to be manning the phones and completing any emergency work.

The changes to the Residential Tenancies Act have come through with the passing of the RTA Amendment Bill earlier in the month. NZPIF have outlined the main changes below:

  • Changes to the rules around terminating tenancies (for both landlords and tenants) come into effect on 30 January 2025. The two main changes are the fixed term tenancies changes (which return to how they were previously) and the return of 90-day no stated cause terminations.
  • Most other changes will come into effect on 20 March 2025 – this includes what the government calls ‘provisions relating to miscellaneous matters’ but not rules relating to pets.
  • The rules relating to pets will come into force in due course, possibly in the second half of 2025. The reason these changes don’t come into effect sooner is that changes need to be made to the bond system to accommodate Pet Bonds

These changes apply to all tenancies, and are not grandfathered in like the previous round of law changes.

The Year in Review

2024 has been a bit of a mixed year - the market overall started strongly in both rentals and sales, with an economic slowdown kicking in over the winter months. I'm optimistic for next year as interest rates continue to fall, with all major banks reporting a jump in confidence and expected house price increases.

As a comparatively young business in Dunedin, I've been happy with what we have achieved so far. One of our biggest achievements has been the development of an in-house online booking system which automates a lot of the admin while keeping that personal touch. To date we've responded to 100% of all tenant enquiries within 24 hours and been able to create quality 1-to-1 viewing appointments with all viewers.

We've also joined REINZ as a property management member. This gives our clients reassurance that the trust account is audited on a regular basis, and all staff members are kept up to date with property management training and regulation.
