I'm pleased to introduce myself as the Principal Dunedin Property Manager and business owner of Allegiance.
I founded Allegiance Property Management after previously heading the South Auckland franchise of Pukeko Rentals for seven years.
Through this time my franchise won a number of awards and maintained a 100% win rate at Tenancy Tribunal. I've enjoyed my time as a property manager even through challenging periods.
From my experiences, both good and bad, I've adopted a few principles which have shaped our approach to business today:

We’ve been managing properties professionally since 2016 across a wide range of markets and property types.
For tenants we’ve selected, we’ve had five court hearings over seven years for a portfolio of 100+ properties.
We’ve won all Tribunal cases we have been involved with, including rescue missions for private landlords.
In recognition of our quality management systems, we won the 2022 RPMA Manager of the Year for East Auckland.
Our approach emphasises respectful relationships and we've never had a tenant lodge a Tribunal complaint against us.
We’re always improving our services, winning the Pukeko Innovation Shield Award in 2020 for our digital marketing.
We started our business with a vision of improving the property management industry. The actions and ongoing commitments below are our way of living out our core values. You can expect us to work within this code of conduct in every interaction in our role as your Dunedin property manager.
We'll always be respectful, professional, and courteous to you and other parties we interact with. We'll always be happy to explain why things are being done the way they are.
We'll act with honesty, integrity and transparency in all our dealings. This applies to landlords and tenants, and also external parties such as other property managers, neighbours, insurance, and contractors.
The rental appraisals we provide will be sound, backed up with support evidence from comparable properties and set at a level where we are confident that good tenants can be placed.
We do not hold financial interests in any building or maintenance business, nor will we accept referral fees from contractors. If we get offered any referral fees, we'll pass them on as a discount to you.
All client funds are held in a formally designated trust account, which is separated from business expenses. Our bank also has no entitlement to exercise any right of counterclaim against client funds.
We're part of the Residential Property Managers Association (RPMA) with an independent third-party complaints procedure with prescribed timeframes for resolution.
